Our Expertise

Capital Raising

Capital raising means borrowing additional funds against the value of a property you already own, for a purpose the lender accepts.

Overview

What is capital raising?

Capital raising is the process of increasing your borrowing against a property in order to release funds. It can be arranged through a remortgage, a further advance with your existing lender, or a second charge alongside your current mortgage.

Common purposes include home improvements, purchasing another property, or restructuring existing borrowing. Lenders each maintain a list of acceptable purposes, and will want to understand what the money is for.

Who might this be suitable for?

  • Homeowners with equity built up in their property
  • Clients funding an extension or renovation
  • Owners raising a deposit for a further property
  • Clients considering restructuring existing borrowing

How Help to Lend can help

  • 01We compare remortgage, further advance and second charge routes side by side.
  • 02We check whether the purpose is acceptable to the lender before an application is made.
  • 03We show the effect on monthly payments and on the total amount repayable over the term.
  • 04We consider whether protection should be adjusted to reflect the increased borrowing.

Assessment

What may lenders and providers consider?

Loan to value

The amount you can raise depends on your property value and existing borrowing.

Purpose of funds

Lenders accept some purposes and decline others. This is confirmed at application.

Affordability

Increased borrowing must remain affordable under the lender's assessment.

Term impact

Spreading additional borrowing over a long term can increase the total interest paid.

Criteria vary between providers and can change at any time. Nothing here confirms that a particular lender or insurer will accept an application.
