How buy to let differs
Buy to let lending focuses on the property's ability to generate rent as well as your own position. Lenders apply a rental cover calculation using their own stress assumptions.
Deposits are typically larger than on a residential purchase.
Interest only and your exit
Many landlords use interest only structures, paying only interest each month. The capital remains outstanding at the end of the term and must be repaid, usually by sale or refinance.
A credible plan for that repayment is part of a sensible investment case.
Running costs
Void periods, maintenance, letting fees, insurance and compliance obligations all affect the real return. Budget for them rather than assuming continuous rent.
